Signs You Have Termites in Your Bangkok Condo

The problem is that termites are silent destroyers. They eat wood from the inside out, so by the time you see obvious damage, they have often been feeding for months or even years. Catching the early warning signs can save you tens of thousands of baht in structural repairs.
1. Mud Tubes on Walls and Foundations
Subterranean termites, the most common and destructive species in Bangkok, build mud tubes to travel between their underground colony and their food source. These tubes look like thin lines of dried mud, usually about the width of a pencil, running along walls, foundations, pipes, or support beams.
Check the exterior walls of your building, especially at ground level. Inside your condo, look behind furniture, along baseboards, and near any pipes that enter from the floor or walls. 2. Hollow-Sounding Wood
Tap on wooden door frames, window frames, skirting boards, and any built-in wooden furniture. Healthy wood produces a solid thud. Termite-damaged wood sounds hollow or papery because the termites have eaten the interior, leaving only a thin outer shell.
In Bangkok condos, the most common areas to find this kind of damage are wooden door frames (especially bathroom doors where moisture is higher), built-in wardrobes, and kitchen cabinets. Pay special attention to any wood that is close to walls shared with bathrooms or wet areas.
3. Discarded Wings Near Windows and Lights
Termite swarmers, also called alates, are reproductive termites that fly out of the colony to start new ones. In Bangkok, swarming season peaks during the early rainy season, roughly May to July, though it can happen year-round. After landing, they shed their wings.
If you find small, translucent wings scattered near windows, light fixtures, or on your balcony, it could mean a termite colony is nearby or has already established itself inside your building. These wings are often confused with flying ant wings, but termite wings are all the same length, while ant wings have two different sizes.
4. Frass or Termite Droppings
Drywood termites, which are less common in Bangkok than subterranean termites but still present, push their droppings out of small holes in the wood. These droppings, called frass, look like tiny dark pellets or fine sawdust. You might find them on windowsills, countertops, or floors beneath wooden structures.
5. Bubbling or Peeling Paint
When termites feed behind painted surfaces, the moisture they produce can cause paint to bubble, peel, or blister. This is often mistaken for water damage. If you notice paint bubbling on walls or wooden surfaces and there is no obvious water leak, termites could be the cause.
6. Tight-Fitting Doors and Windows
Termites produce moisture as they eat through wood, causing it to warp. If your doors or windows suddenly become difficult to open or close, and the frames are wooden, termite damage could be warping the wood. This is especially common during Bangkok\'s humid months, making it easy to blame the weather when termites are actually responsible.
7. Visible Damage to Wooden Structures
In advanced infestations, you may see actual damage: crumbling wood, sagging floors, or ceilings with visible deterioration. At this stage, immediate professional termite treatment is essential. The longer you wait, the more expensive the structural repairs become.
8. Clicking Sounds in Your Walls
Soldier termites bang their heads against the wood to signal danger to the colony. If you press your ear against a wall and hear faint clicking or rustling sounds, especially at night when your home is quiet, termites may be at work inside.
